Frequently asked questions

Which banks offer a first lien HELOC?

As of October 16, 2026, we found 13 lenders whose own web pages describe a first lien HELOC for a primary home: FNBA FlexFirst HELOC (First National Bank of America), First Merchants Bank 1st Lien HELOC Sweep, Deephaven Equity Advantage First Lien HELOC, Bank CMG All In One Loan, Primis Mortgage Access Total Mortgage (ATM Loan), University Lending Group First Lien HELOC (Smart Loan), Averra Financial (formerly The Loan Store) Wealth Builder, Quorum Federal Credit Union First Lien HELOC, A+ Federal Credit Union First Lien HELOC, UHFCU (University of Hawaii FCU) First Lien HELOC, East West Bank Home Saver Line of Credit, Power Financial Credit Union HELOC and Navy Federal Credit Union HELOC. Availability varies by state, and credit unions may require membership.

Is a first lien HELOC available in every state?

No. FNBA, Quorum Federal Credit Union and Navy Federal say they do not lend in Texas, First Merchants excludes Texas, Alaska, Hawaii and Maryland, A+ Federal Credit Union lends only in Texas, UHFCU only in Hawaii, and East West Bank only in select counties of six states. Several lenders do not publish a state list, so confirm with the lender.

Is a first lien HELOC the same as a regular HELOC?

No. A regular HELOC sits behind your mortgage as a second loan. A first lien HELOC replaces the mortgage and sits in first position.

Can I get a first lien HELOC on an investment property?

FNBA publishes investment property terms for its FlexFirst HELOC. For TD Bank, Truist and First Tech Federal Credit Union we could not confirm a first lien option for investment homes on their own pages, and Truist's own HELOC FAQ says its home equity line is not valid for investment homes. Ask the lender before you apply.

What rate will I pay on a first lien HELOC?

Most lenders on this list do not publish a rate. Two credit unions publish an "as low as" APR, shown with its date in the lender details on this page. The FRED national HELOC benchmark shown here is not specific to first lien lines. Your rate depends on your credit, loan amount and loan-to-value, so get a quote from the lender.

Important: Information is as of 2026-10-16 and comes from each lender's own web page. Rates vary and change without notice; a rate is shown only when the lender publishes it clearly and is the lender's best case for an assumed borrower profile, not the rate you will get. Nothing here is an offer, a commitment to lend, or financial, tax or legal advice. We do not guarantee accuracy or availability. Some lenders work only through mortgage brokers. Confirm all terms with the lender. A HELOC is secured by your home and most carry variable rates. Investment property lending has stricter terms than owner-occupied lending.
